2026 is starting quickly as buyers are out in force and there have been multiple offer scenarios with homes that are prepped well, presented well and priced accurately. We expect to see t a more modest, steadier pace of 2% to 3% price appreciation. Affordability continues to be an issue, as prices remain high, especially for first-time buyers. Another issue, is that with many larger companies wanting their employees back in the office, there is additional pressure on the Seattle Metro - especially around the $1,000,000 price range, and their homes in the suburbs are now on the market, adding to the existing inventory. Predictions of lower mortgage rates have finally been making themselves know - and we're hovering around 6.17-6.25 and it doesn't cost much to buy down to less than 6%. The big surprise last year was that we had between 25% to 47% more inventory in King County then the previous year. Other nearby counties also have double digit increases as well. Great for buyers, but it was hard on sellers when their expectations were they could sell their homes easily. We continue to discuss the "lock in" where sellers have 3% or lower interest rates and they don't want to sell their homes and buy at current interest rates. But sellers; especially Baby Boomers; are tired of waiting for the market, and are now influencing the market by selling their older homes with tons of equity.
