Buying Your Home ------------------------------ When buying a home, it's important to begin by understanding your financing options. If you have yet to connect with a lender that speaks your language, we work with a number of great lenders who align with our commitment to equipping home buyers with the knowledge and resources necessary to achieve their goals in this very competitive market. Due to the nature of the current market, it is essential that any offer you submit be accompanied by a letter of pre-approval from a trusted local lender. Once your budget has been established, we'll lead you through an exercise to further refine your home search criteria, helping to identify criteria you didn't even know you had. The result is complete confidence in your decision when it's time to submit an offer. At this time we will also help you to identify the most competitive set of terms that you feel comfortable offering. These terms may vary depending upon the home, but it is a good idea to identify the spectrum of possibilities before it's time to make a decision. If you've been on the hunt for some time, you've likely toured a handful of homes and know what you're looking for. If you're just starting the process, we recommend an "exploration tour" of currently available homes that fit your criteria. The purpose of the exploration tour is to further spark your understanding of things that you definitely do and do not want in your new home. Once you've toured all of the currently available homes that fit your criteria, we watch the market closely for new listings. If you see a new potential fit before we send it your way, reach out immediately so we can schedule a tour as time slots for popular homes can fill in minutes. When it comes time to submit an offer, we work closely with listing agents to understand how to craft a set of terms that will appeal to that particular seller. In a market that can require a buyer to submit offers on several homes before finding success, our methodology has proven very succesful. Once your offer has been accepted, we walk you though every remaining step from inspection and appraisal to closing. Selling Your Home ------------------------------ Selling your home in a seller's market should be easy right? Not so fast. As we prepare to list your home, we'll help to identify all of the steps and strategies necessary to make sure that your home doesn't just sell quickly, but for the highest possible price, and with a set of terms that maximizes the likelihood of a successful closing. To begin the process, we'll visit your home to ensure it is ready for an appointment with our professional photography crew. In this visit, we may make recommendations regarding placement of furniture and decor, or some minor cosmetic touchups. Also feel free to request our opinion on any more substantial repairs or renovations you may have been considering. In the current market, we also recommend conducting a pre-listing inspection. Providing an inspection report to potential buyers increases the likelihood that they will be willing to submit an offer without a contingency for inspection. An offer without a contingency for inspection is more likely to close, and close on time. Offers with a contingency for inspection carry greater risk of failure or renegotiation until the contingency is waived. By providing a complete pre-listing inspection report, we help to eliminate some of the uncertainty that exists when the offer is being submitted, which allows a buyer to offer the best possible price with confidence. Once our photographer has shot and edited a beautiful set of images, we publish your listing to all of the largest home search portals for maximum exposure. If current regulations allow, we'll hold one or multiple open houses where we'll have the opportunity to showcase everything your home has to offer. Your listing and all open houses are also advertised through a variety of social media channels. Finally, we spend a considerable amount of time in communication with our broker network to ensure no stone is left unturned in the search for your buyer. In this market, some homes sell incredibly quickly. Homes with a more specific buyer pool may take a little longer. Once an offer has been submitted, we go to work with the buyer's agent to ensure that we have negotiated the best possible terms for your sale. The three primary contingencies that influence a successful sale are inspection, financing and appraisal. Under certain circumstances we may be fortunate enough to negotiate for the removal of all three. Homes priced near the lower end of the expected sales price are more likely to receive multiple offers with limited or no contingencies. Homes that the market deems to have been priced on the higher end of the expected range, and/or homes with a more limited buyer pool, can expect offers to be submitted with all three contingencies in place.
